Airbnb takes 15.5%: check this before you set your 2027 price list
For most hosts, Airbnb has moved to a single 15.5% fee paid only by the host. If you haven't adjusted your prices, you earn about 12.50 euros less on every 100.

October is when many hosts put together their price list for next year. Before you do, it's worth checking one thing that some hosts overlooked last autumn: how much Airbnb actually takes per booking.
what changed
Airbnb long worked with a so-called split fee. The host paid around 3%, and on top of that the guest paid their own service fee.
Airbnb is gradually phasing out that structure and moving to a single fee paid only by the host. According to Airbnb's Help Centre, most hosts pay 15.5%, and the rest usually between 14 and 16%. The guest no longer pays a separate service fee and sees a "clean" price.
According to Airbnb, the new structure is mandatory for most hosts, including those who manage their calendars through property management software (PMS, channel manager). Once you switch to the new model, you can't go back to the old one. Airbnb's Help Centre doesn't give switchover dates. According to notices from PMS partners, existing hosts connected through software were switched on 27 October 2025, and the others from 1 December 2025.
the maths
Take a night you have been charging 100 € for.
- Old model: you receive about 97 €, and the guest pays 100 € plus their own fee.
- New model, same price: the guest pays 100 €, Airbnb takes 15.50 €, and you are left with 84.50 €.
If you haven't changed your price, you earn about 12.50 € less on every 100 €. For an apartment with 80 nights booked through Airbnb at 100 €, that is roughly 1,000 € a year.
To keep what you had before (97 €), your price on Airbnb would need to be around 115 €. To the guest that doesn't look like a price rise, because they were paying about that much before once the fee was added.
what to check before your 2027 price list
- Which model you are on. Look in your Airbnb account settings, or check the payout for one recent booking and compare it with the price.
- Whether you set prices manually or through software. If your PMS sends the same price to Booking and Airbnb, the commissions are different but the price is the same. Check whether you can set a separate price for each channel.
- How much you keep per channel. Make a simple table: Booking, Airbnb, direct. The net amount per night often comes as a surprise.
- How many guests come back. Every one who books direct next time brings you the difference in commission.
For comparison, at Livvi the commission is 2%.
